Three bed, one-and-half bath, one car garage with shop area. Located on the north end in the Picadilly Park addition, between Concord and Helbig, in the neighborhood behind Target. The home is on a large lot located on a cul-de-sac, with a large back yard and quick access to Eastex Freeway and plenty of shopping.

Maintenance has been deferred on the home for an extended period. The home has:
- Extensive mold.
- Extensive water damage, with professional inspection indicating that the entire roof and roof structure, including interior ceiling, must be removed and rebuilt. Additionally, water infiltration from roof has impacted several interior walls.
- Extensive termite damage to the framing and subfloors of the home.
- Water damage from prolonged plumbing leaks.
- Extensive rot to exterior siding, sheathing and trim.
- No appliances.
- Central HVAC is not functioning. Window A/C units in pictures have since been removed. Home has no heat or A/C.
- Additional damage as described in the inspection report that will be made available to serious inquirers.

The interior of the home is filthy, with trash, rodent waste, structural issues, and mold. Viewers will enter the house at their own risk and are required to sign a waiver releasing the owner from any harm or illness that may result from entering in or upon the property. I am simply creating this listing and serving as a point of contact for my mother and do not personally make decisions on whether entry in or upon the property may occur, who may make such entry, the conditions of such entry, or on whether offers will be accepted and/or what the terms of such offers are.

Please note that the home can NOT be sold for less than the appraised value, as this is a requirement for her to continue to receive state benefits from the state that she now lives in. We recently had the appraised value reduced from $127k to $90k. SHE CAN NOT accept offers lower than that value, irrespective of what the actual market value might be.

Property currently has a lien that we are working to resolve.
