Curio Storage is looking for a reliable, detail-oriented independent contractor ("Boots on the Ground") to care for our self-storage facility in Silsbee, TX. This is a 1099 independent contractor role, not an employee position.
**Schedule:**
- Two visits per month, both falling on the SAME weekday each time (Monday, Tuesday, Wednesday, Thursday, or Friday only – no weekends)
- One visit between the 1st and 7th of the month
- One visit between the 14th and 21st of the month
- Visits typically run up to 4 hours depending on what's needed that day
- Additional visits may occasionally be requested for urgent issues (gate failure, break-in, flooding, etc.), with a request to respond within 24 hours when this happens
- If you can't make a scheduled visit, you must notify management 24hr before your scheduled planned visit.
**Pay:**
- $100 per scheduled visit ($200/month total). Unscheduled visits will be paid based on time on property.
- Paid twice monthly – by the 15th (for the first visit) and by the 30th/31st (for the second visit), provided the visit and required documentation are completed
- No mileage, fuel, phone, or tool reimbursement unless separately approved in writing
**What you'll do during each visit:**
- Walk the property – check driveways, unit rows, common areas, fencing, and lighting
- Inspect vacant units for cleanliness, damage, and rent-ready condition
- Document everything in our task management app (Cubby) with dated, geo-stamped photos
- Apply/verify overlocks on delinquent units per a management-provided list (never cut a lock without written authorization)
- Support our online auction platform (Bid13) by photographing/documenting units scheduled for lien sale when authorized, including cutting locks off auction-eligible units using power tools (grinder, drill, etc.) when authorized
- Handle light maintenance – replace bulbs, minor hardware, sweep common areas, basic upkeep (material costs require pre-approval)
- Report anything urgent immediately by phone/text – break-ins, gate failure, flooding, police activity, injuries, etc.
**What you need:**
- Reliable smartphone with data service, camera, and email access
- Willingness/ability to learn simple apps (Cubby and Bid13) for photos and task tracking
- Own basic hand tools (broom, basic hardware tools) AND comfort/experience using power tools (grinder, drill) to cut locks off units
- Reliable transportation to the property
- Availability on weekdays (Mon–Fri) for scheduled visits
- Trustworthy, detail-oriented, and able to work independently with minimal supervision
- No disqualifying criminal history (you'll need to be comfortable with a background check)
- Must be available to respond to calls/texts/emails during normal daytime hours
